Most window replacements in Seattle happen for the same reasons: cold rooms, wet sills every morning, drafts in a south wind, noise from the street, or windows that just won't open anymore. New windows fix that only if two things are right: the window itself, and the way it's sealed into a wall that's been getting rained on for 60 or 100 years. We take care of both.

Should I replace my windows or repair them?

If you have European tilt-and-turn windows already, start with Tilt-and-turn window and door repair. If you have old aluminum sliders, vinyl with failing seals in many units, or single-pane wood sash with rot, replacement usually makes more sense. We'll tell you which, honestly.

Full-frame or insert replacement?

  • Insert (pocket) replacement: the new window goes inside the existing frame. Less disruption to trim and siding, but you lose some glass area and you depend on the old frame and its flashing.
  • Full-frame replacement: the old window comes out to the rough opening. We inspect for rot, repair it, install a sill pan, integrate flashing with the weather barrier, and set the new window. More work, better long-term result, and the right choice wherever there's water damage.

European windows are built to the measured opening, so either approach is possible. We'll recommend one per elevation after looking at the house.

Installation details for Seattle rain

Water gets into walls around windows, not through them. Our installs focus on:

  1. A sloped, sealed sill pan so any water that gets past the window drains out, not in.
  2. Flashing tapes lapped shingle-style into the weather barrier: sill first, jambs next, head last.
  3. Low-expansion foam for insulation around the frame, with an interior air seal.
  4. Window position in the wall depth chosen for drainage and thermal performance.
  5. Exterior sealant and trim with drainage gaps at the head flashing.

A great window installed badly is a bad window. Most leaks are installation, not product.

Older Seattle homes

Seattle's older houses have plaster walls, old-growth trim worth saving, openings that are out of square, and sometimes lead paint. We measure every opening, build to it (there's no custom-size upcharge, because every window is made to order) and plan removal to protect interior trim where we can. Homes built before 1978 may have lead paint: renovation work that disturbs it must follow EPA lead-safe (RRP) practices.

How a replacement project works

  1. Call or send photos. Tell us how many windows and what's wrong.
  2. Consultation and measure. At your house, by appointment. You can also book a showroom visit to see and operate real windows first. We check each opening and talk through materials, opening types and glass.
  3. Quote. Itemized by window: system, size, glass, color, hardware, U-factor, installation scope.
  4. Order. Final measurements, shop drawings for your approval, then production in Europe.
  5. Shipping. Windows are made to order and shipped by sea freight. Plan on about 3–4 months from order to delivery.
  6. Installation. Removal, opening repair as needed, flashing, install, insulation, finish. Your quote spells out the scope.
  7. Walkthrough. How to use tilt and turn, child-safety features and care. Then we're your service contact for the life of the windows.

Window replacement questions

How much does window replacement cost?
It depends on the number and size of windows, the system and the installation scope. We give itemized quotes after measuring.
How long does installation take?
It depends on how many windows and the scope. Your quote includes the schedule.
Do odd-sized openings cost more?
No. European windows have no standard catalog sizes; every window is built to order for its opening, so there's no custom-size upcharge.
Can I replace just a few windows?
Yes. Many clients start with the worst rooms.
Do I need a permit?
It depends on the work. Changing opening sizes or structure usually needs one. Ask us, or check with the Seattle Department of Construction and Inspections (SDCI).
Will new windows qualify for rebates?
Utility and state programs change. Check Seattle City Light, PSE or the current federal and state programs before you buy.
Do you install windows other companies supplied?
We install the windows we supply. For windows from another supplier, ask us.
How long from order to install?
About 3–4 months. Every window is made to order in Europe and shipped by sea freight. We schedule installation once the windows arrive.

What warranty comes with our windows and doors?
