Here's the good news about European windows: they're built to be serviced. The hinges adjust in three directions, the locking cams set the seal pressure, the gaskets pull out and press back in, and the glass sits behind removable beads. When a tilt-and-turn window starts dragging, sticking or leaking air, it's rarely worn out. It usually needs a person who knows the hardware. That's what we do, for European windows we installed and for ones somebody else did. We're one of very few companies in the area that both sells European windows and services and repairs them.

What's your window or door doing?

Do you repair windows you didn't sell?

Yes. Our repair and service focus is European tilt-and-turn windows, European casement windows, and European sliding and patio doors (lift-and-slide and similar), whoever supplied them: uPVC, aluminum and wood, installed by another company, a builder who's moved on, or an importer that no longer exists. Most European windows use standard hardware that fits a shared "Euro-groove" channel, so parts and adjustment methods carry across brands. If a part is proprietary or discontinued, we'll tell you the options before any work.

We don't repair American vinyl sliders or double-hung windows.

Why repair often beats replacement

A European window frame and glass can last a very long time. The parts that wear are the parts designed to be adjusted or replaced: hinges, cams, gaskets, handles and occasionally a glass unit. Replacing a gasket or a glass unit costs a fraction of a new window, keeps a window out of the landfill, and avoids disturbing your trim and siding. We'll only recommend replacement when the frame itself has failed, the window can't seal, or repair costs would approach the cost of a new unit.

And if it is time to replace, we can do that too: see Window replacement in Seattle.

Why European windows go out of adjustment in Seattle

  • Houses move. Wood framing shrinks and swells with the seasons, especially in the first years of a new build. Openings shift a few millimeters, and the sash starts to touch.
  • Heavy glass. A triple-pane sash is heavy. Over years, hinges settle a little and the sash drops at the handle side.
  • Rain and grit. Drainage slots clog with needles and dust, and unlubricated cams wear.
  • Nobody told you. Many owners were never shown that the hardware needs a drop of oil once a year and an adjustment every few years.

How a repair visit works

  1. Send photos or a short video through the service form. Show the whole window, the handle and the problem area. A photo of the hardware stamp on the sash edge helps us identify the hardware.
  2. We triage. Often we can tell from photos whether it's an adjustment, a part or a glass unit, and bring the right parts.
  3. Visit. We diagnose, adjust and repair on the spot where possible. If a part or glass must be ordered, we measure and quote.
  4. Follow-up. Parts or glass are fitted on a second visit. Repair parts usually arrive in under a month (small parts are air-shipped); glass-unit timing is confirmed with your quote.
  5. Advice. We'll show you what to watch and how to lubricate.

What does a repair cost?

We don't publish prices. Call (425) 678-5158 or send a service request with photos and we'll give you a quote. Most adjustments are done in one visit; parts and glass units are quoted before ordering. We'll always tell you the cost before we start work.

Before you call: three safe checks

  1. Is the handle all the way down? Halfway positions are common, especially on doors.
  2. Are the drainage slots clear? Look along the outside bottom of the frame for small slots and clear them with a soft brush or a pipe cleaner.
  3. Is the sash hanging from one corner? Don't force it. Follow the hanging-sash steps or call us.

Don't remove hinge covers or unscrew hardware under load. A large triple-pane sash can weigh more than 100 lb.
