European windows don't need much. But they do need something: a little lubricant on the hardware, clean gaskets and drainage, and an adjustment now and then. Many of the problems we're called out for start small and could be caught by a few minutes' check per window. A maintenance visit does that check for you, writes down what it found, and catches the small things before they become a part replacement.

What a maintenance visit includes
- Operation test of every window and door: closed, tilt, turn, night vent, locks.
- Hardware cleaning and lubrication: cams, hinges, stay arms, gearboxes, door lock points.
- Adjustment of sashes and leaves that have dropped or shifted.
- Gasket cleaning and conditioning; re-seating any that slipped.
- Drainage slots cleared on frames and sashes.
- Glass check for seal failure or damage.
- Exterior sealant visual check.
- Short written condition report with photos and any recommended repairs.
How much does a maintenance plan cost?
Yes, we offer maintenance plans. Each covers the service listed above for your windows and doors. Call (425) 678-5158 or send a request with the number of windows and your location, and we'll give you a price.

A drop of oil once a year saves a gearbox. It really is that simple.
Your own seasonal checklist
- Clear drainage slots on the outside bottom of frames and on sashes.
- Wipe gaskets with mild soapy water, dry, and apply gasket care.
- Put one drop of light oil or resin-free grease on each locking cam and hinge; open and close a few times.
- Check that every window locks with a smooth handle turn.
- Use tilt for short ventilation in kitchens, baths and bedrooms to control humidity and condensation.
- Wipe any condensation off sills so it doesn't sit on wood or seals.
- Wash frames with mild soapy water; no abrasive pads or solvents.
- Check for fog between panes and any sashes that drag.
- Don't hang heavy things on an open sash, and don't let wind slam a turned sash.
- Keep blinds and cords clear of the hinge side.
- Owners of European windows from any supplier, especially if nobody showed you how to care for them.
- Landlords and property managers who want fewer service calls.
- New-build owners, after the first year when framing settles.
